Just like you we were tentative about purchasing in a new property market, Bulgaria. The costs of French property and associated purchasing fees did not impress us. We seem to meet more english in Spain, than spaniards. Plus, their property disputes, it seems, are always in the media. Though we personally only own rural property and land for future development, we have helped many who wish to buy resort property as an investment or for personal use. Introducing them to only reputable developers with proven track records, we also have clients who have purchased land and have had their dream homes built.
Our first trip to Bulgaria was approximately three years ago. We have built up a great relationship and trust with some of the largest Bulgarian Realtors. We have found the agents knowledgeable, friendly, very helpful, and not as detached as commission-driven agents elsewhere.
Life in Bulgaria is slower, people have time and are genuinely interested in us. Village folk are curious, and sometimes come to see and welcome you when you view a property. The rural villages are where you will find time has stood still. Every household grows food and keeps livestock.
Electricity and water are available in most properties. Now we shall discuss TOILETS! Yes, they are very rarely in-house. Bulgarians, until recently, thought it very strange to have a toilet inside where they lived- thus, outhouses. A standard toilet/shower with boiler, electrics, plumbing and a septic tank, supplied, fitted and finished to western standards, costs around 2500 pounds.
Most of the villages have shops, bars etc, and transport to the main towns, cities. Wages and pensions are very low. A gardener, and housekeeper are affordable should you need one.
Most of the property you will see has land. Many investors build a second property on the land. There is also, usually, a barn or outbuildings which can be renovated for a fraction of the cost of any where in Europe. Visit our
Builders Page for information on property development.
The countryside in the region you will visit is both lush and diverse, and close enough to main cities such as Sliven and Stara Zagora, should you need a shopping or night-out fix. The new main highway runs from Burgas on the beautiful Black Sea coast to the capital, Sofia. (Burgas has an international airport). The Pamporovo ski slopes are one and a half hour from Plovdiv, itself an historic treasure.
We hope, like us, you will love Bulgaria. You will be in safe hands, and you can be confident that purchasing property, though never stress free, will be a lot easier with our help.
Regards,
